SUMMARY: Maintains and repairs physical structures of residential buildings and properties by performing the following duties:
Essential Duties and Responsibilities:
• Performs repairs and maintenance as directed by work orders, Maintenance Supervisor or other Property Management staff. Repairs include plumbing, carpentry, refrigeration, minor electrical work, groundskeeping, painting, operating machinery, cleaning, janitorial, trash and debris removal, snow shoveling, etc.
• Ensures apartment turnovers, EMP cleanings, preventative maintenance repairs are completed in a quality manner in accordance with the standards of the organization.
• Analyzes and resolves work problems, or assists other maintenance workers in repair or maintenance work.
• Completes work order documents indicating materials used and cost, labor and mileage, and tenant charges.
• Responds to emergency calls during required on-call rotation with other maintenance staff.
• Completes Essential Maintenance Practices and RRP courses to receive certification in order to perform required work.

Qualifications:
Five years related experience in a maintenance capacity. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

Certificates, Licenses, and Registrations:
Current valid drivers license. Must have dependable private means of transportation, and carry automobile insurance of at least $50,000. Successful completion of course in Essential Maintenance Practices and Renovation, Repair and Paint to become RRP and EMP Certified.

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and reach with hands and arms. The employee is required to stoop, kneel, crouch, or crawl and talk or hear. The employee is occasionally required to walk, climb or balance, and smell. The employee must occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, peripheral vision, and ability to adjust focus.

While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, and outside weather conditions. The noise level in the work environment is usually moderate. PPE is supplied as needed.
