DIRECTOR OF ASSET AND PROPERTY MANAGEMENT
Summary of Job: This position provides leadership, vision, and overall management to WWHT’s Asset
& Property Management Departments. This position collaborates with other members of WWHT’s
Management Team to provide overall leadership to the organization. This is a full time, exempt
position that reports to the Executive Director.

Asset Management Oversite: Develops, monitors and revises the Asset Management Plan for the
organization. Creates strategies and defines and implements actionable steps needed to achieve
desired outcomes and owner goals. Ensures the physical condition of the rental housing portfolio
is preserved and well-cared for, and capital needs are financially planned for.

• Budgeting, Monitoring and Reporting: Works in collaboration with Finance Department, and with
input from property management and maintenance staff to develop annual property budgets. Performs
analyses and monitoring of key financial and performance criteria for all portfolio properties.
Provides regular portfolio reports to property management, senior management, the Board and
committees.

Collaborates with property management staff to create and monitor action plans to address any
financial or performance issues within the portfolio. Collaborates with WWHT staff, contracted
property management staff, general and limited partners to develop “best practice” action plans to
address property issues including financial restructuring, work outs, recapitalizations, and the
like.

Provides input to project development staff regarding unit, common area, and site design, building
systems, accessibility, unit mix, project rent plan

Ensures that all regulatory agency, lender, investor, and funder reporting is compiled and
submitted within specified timelines for the rental real estate portfolio and that requests for
information is responded to in a timely manner.

• Planning for and Addressing Capital Needs: Periodically inspects each project and building
with investor and co-general partner. Ensures that appropriate reserves are in place and budgeted
for, ensures that all capital needs assessments are current; develops annual and five-year budgets
for capital replacement in collaboration with Finance Department and property management input;
ensures that capital projects are properly bid, contracted for, and
ompleted.

Property Management and Maintenance Oversight: Ensures that owner goals for the
portfolio/properties are achieved through oversight of and close collaboration with the Assistant
Director of Property Management and the Maintenance Supervisor. Responsible for continuous quality
improvement for the Departments including planning and implementing efficiency improvements to
property management and maintenance processes and systems. Ensures that large vendor contracts for
goods and services including energy and insurance are annually bid out and secured; ensures annual
submission of required landlord and property tax-related documents to residents, state and
municipal authorities.

Community Engagement/Supportive Services Oversite: Supervises staff facilitating community
engagement and connection to supportive services for residents in WWHT rental properties. Ensures
that WWHT develops and maintains formal agreements with supportive service providers in the
community so that residents who have access to a range of supports to maintain their health and
retain their housing. Evaluates services provided to residents by service partners and contracted
agencies to ensure compliance with MOUs and program effectiveness. Identifies key performance
indicators and outcomes for supportive service programming; identifies, establishes and maintains
systems to track data and monitor performance.

Management Team Responsibilities: Collaborates with other key leaders at WWHT on organizational
strategy, organizational funding opportunities, management policies and practices and overall
workplace satisfaction.

interpersonal, problem solving, creative thinking, and active listening skills. Strong computer
skills necessary. Must be able to relate to colleagues, staff, clients, and the public
professionally, representing WWHT in a positive manner. Must be able to handle highly sensitive,
confidential information and have the ability to exercise confidentiality and attention to detail.
Ability to model emotionally intelligent, situational leadership. Experience in building and
leading teams and cross-collaborating with other departments on joint projects. Ability to lead
team in setting goals, following through and measuring progress toward goals. Skilled at managing
multiple priorities in a fast moving environment. Strong analytical skills and ability to turn
financial data into actionable knowledge

Preferred Experience and Training:
• Minimum of 5-7 years of experience in either property management, financial management,
housing development, or a combination thereof
• Minimum of 5 years of experience supervising and mentoring staff
• Some asset management or financial analysis experience
• Working experience of LIHTC program
• CHAM, or other certification in property or asset management
• College graduate or equivalent work experience that demonstrates skills and ability
